It is mandatory for all new build dwellings to have an air pressure test completed with an air permeability result given to comply with the current building regulations.
What is an air leakage?
Air leakage is uncontrolled flow of air through gaps and cracks in the fabric of a building (sometimes called infiltration or draughts). This is not to be confused with ventilation, which is the controlled flow of air into and out of the building through the purpose-built ventilators that are required for the comfort and safety of occupants. Too much air leakage leads to unnecessary heat loss and discomfort to the occupants from cold draughts.
What is air pressure testing?
Air pressure testing is the process of measuring the amount of air leakage from a building through uncontrolled ventilation. A fan can be used to either pressurise or depressurise the building. The result is described as the air permeability of the building. The results takes into account a number of factors:
- Zero flow pressures
- Building differential pressures
- Flow rates
- Envelope area
How many tests are required?
As of June 15th 2022 every new build dwelling needs an air pressure test and sample testing is no longer applicable. However, if you are working under the 2013 Part L version you can test as follows:
- Testing should be carried out on three units of each type or 50% of each type, whichever is less i.e.
1 or 2 of a type | Test 1 |
3 or 4 of a type | Test 2 |
5 or more of a type | Test 3 |

Within your SAP calculation is the DAP target figure for the air test. This figure is essential to understand if the air test has passed or failed.
